Live Local Act Consulting in Jupiter and Nearby Towns

We work with owners of qualifying rental properties across northern Palm Beach County and into southern Martin County. You get a clear filing calendar, honest notice when a deadline looks tight, and updates whenever an agency or a document changes the plan.

Where Our Clients Own Property

Most of our clients hold apartment communities or mixed-income rental buildings in Jupiter, Palm Beach Gardens, North Palm Beach and Tequesta. We also prepare filings for properties in Juno Beach, Jupiter Farms, Lake Park, Riviera Beach, Mangonia Park and West Palm Beach. Just north of the county line, we work with owners in Hobe Sound as well.

We meet clients at our office or over a phone or video call, which means a property twenty miles away moves on the same timeline as one down the street. At the first meeting we lay out the schedule, list the documents we need along with a date for each, and reach out ahead of every filing deadline so nothing arrives on your desk the week it is due.

What Shapes a Filing Across the Area

Two counties, two appraisers
Properties from West Palm Beach north to Tequesta file the DR-504AFH with the Palm Beach County Property Appraiser. A building in Hobe Sound files with Martin County instead. We confirm the right office at the start, since forms, submission methods and follow-up questions can differ between the two.
A calendar built around January 1
The exemption looks at how a property stands on January 1, and the county application is generally expected by March 1. The appraiser relies on the FHFC certification to approve that application, so the state step comes first in our planning. We count back from those dates and tell you plainly how much lead time your property needs.
Income and rent limits by county
Income limits and maximum rents are published for each county and updated each year. A unit in Palm Beach Gardens and a unit in Hobe Sound are measured against different figures. During resident income verification we use the current limits for your property's county, and we flag any unit that sits close to a threshold.
Meetings that fit your week
Reviews happen by phone, by video or at our office. We give you a realistic window for each step, and if an agency asks for more information we tell you the same day we hear it, along with what it means for the schedule.
