Filings That Keep the Exemption in Place

The Live Local Act exemption is not a single form. It runs through two agencies, depends on resident income and rent data, and has to be claimed again every year. We handle each piece: the initial exemption application, FHFC certification filing, county DR-504AFH filing, annual recertification, resident income verification and ongoing compliance support. You can bring us in for one step or the whole cycle.

How an Engagement Runs

Each step has a date attached, and you know what happens next before the current step ends.

  1. 1

    Free eligibility check

On a phone or video call we go over unit count, income set-asides, current rents and any prior filings. You leave the call knowing whether the property is likely to qualify.

  2. 2

    Savings estimate and filing calendar

For qualifying properties we estimate the potential exemption and lay out a calendar covering FHFC certification, the DR-504AFH and any document requests to your management team.

  3. 3

    Records review and income verification

We review rent rolls and resident income documentation against the applicable limits and flag any units that need attention, with a clear note on what each one needs.

  4. 4

    Certification and county filing

We prepare the FHFC certification request and file it with the agency, then complete the DR-504AFH for the county property appraiser once certification is granted. If an agency raises a question, we answer it and let you know how it affects the schedule.

  5. 5

    Recertification and ongoing support

Because the exemption is claimed annually, the following year's deadlines go onto your calendar as soon as this year's filing closes. With ongoing compliance support, we also check rents and new-resident files through the year.

What Moves the Fee for Your Exemption Work

Pricing follows the effort your property genuinely requires. Two buildings with matching unit counts can differ widely when one keeps tidy records and the other does not. The main drivers are listed below, and you see a written scope before anything starts.

Every engagement begins with a free eligibility check and, if the property qualifies, a free savings estimate. You receive a written scope and fee before we start, with no figures added later.

Number of units and properties
More qualifying units mean more income files to review and more rent data to reconcile. Portfolios with several properties are scoped property by property.
Condition of rent rolls and resident files
Current, consistent rent rolls and complete income documentation keep the work short. Missing certifications, outdated income records or rents that drift above the published limits take time to sort out.
First-year filing or renewal
A first application involves setting up the certification, the county filing and the supporting records from scratch. Annual recertification builds on that groundwork and usually moves faster.
How close we are to the deadline
Starting well ahead of March 1 lets the work follow a normal pace. A late start compresses the schedule and can require more coordination with your management staff.
Scope of ongoing support
Some owners want a once-a-year filing. Others want quarterly checks on rents and new-resident income as units turn, which is a different level of involvement.

What Owners Usually Ask Us First

Something not covered here? (561) 786-4103

Will my property qualify for the exemption?

Three things decide it: how many units the property has, how many are rented to residents within the income limits, and whether those units' rents stay under the published caps. Units serving residents at or below 80 percent of area median income can earn a bigger exemption than units serving residents up to 120 percent. The free eligibility check runs your real figures and gives you a direct yes or no.

What is the link between FHFC certification and the county DR-504AFH?

One follows the other. First, the Florida Housing Finance Corporation reviews the property and certifies that it meets the program rules. Then, with that certification attached, the DR-504AFH goes to the county property appraiser to claim the tax reduction. We prepare both and schedule them so the certification is never the thing holding up the county filing.

What is the filing deadline?

For each tax year, the county property appraiser generally expects the DR-504AFH by March 1. FHFC certification has to be in hand before that, so the real starting point is well ahead of the deadline. We plan your calendar back from March 1 so the final weeks stay calm.

Is this a yearly application?

It is. The exemption is claimed every year, and the property must continue to meet the rent and income rules. Our annual recertification service tracks those dates for you and keeps the supporting records up to date.

How much work falls on my staff?

Most requests land with the person who keeps the rent roll and resident files, which is usually the property manager. They get a single organized list with due dates rather than a stream of separate asks, and we plan around their week. Owners generally take part in the eligibility call and the main sign-offs.

What if the timeline slips?

An agency may request more information, or a resident file may take longer to finish. If so, we explain what changed and send you a new date straight away. A delay will never be news to you on deadline day.

Does the first conversation cost anything?

No. The eligibility check is free, as is the savings estimate for properties that appear likely to qualify. You choose whether to go ahead once you have both in front of you.

How We Work With Property Owners

Most of the risk in this exemption comes from timing. A certification that arrives late or a rent roll that does not match the income files can cost a full year of savings, so we build the work around the calendar.

A calendar with real dates
At the start we map every deadline that applies to your property, including the March 1 county filing date and the time FHFC typically needs to review a certification request. You see what we need from you and by when, and what we will have finished in return.
Honest timelines, not hopeful ones
If your rent roll needs cleanup or resident files are incomplete, we say so on the first call and set a schedule that accounts for it. We would rather give you a longer date we can keep than a short one we cannot.
Updates when plans change
Agencies ask follow-up questions, units turn over and managers change. When something moves the schedule, we tell you what changed, what it affects and the new date, before you have to ask.
Your property manager stays in the loop
We work directly with leasing and management staff on the documents they hold, so owners are not stuck relaying requests. Meetings happen at our office or by phone and video, whichever fits your team's week.
A straight answer on eligibility
Not every property qualifies, and some qualify for less than owners expect. We review unit counts, income set-asides and rents first, and tell you plainly whether the exemption is worth pursuing.
