Ongoing Compliance Support in Jupiter

Qualifying for the Live Local Act exemption is the start, not the finish. Set-aside rents, resident incomes and supporting records need to hold steady between filings. We keep a dated calendar for your property, review the details every quarter and flag anything that needs you well before it turns urgent.

What ongoing compliance support covers

Once a property qualifies, the work shifts from getting the exemption to keeping it. Rent limits are updated each year. Income limits change with them. Set-aside units turn over, new residents move in and leasing staff come and go. Each change is a small chance for a file to fall out of line before the next certification is due.

Our compliance support is a standing arrangement. We build a dated calendar around your property's deadlines, review rent rolls and resident files on a set rhythm, and send you a short written note after each review. If a deadline moves or a document is missing, you hear about it with time to act, not the week a filing is due.

We work from our office in Jupiter and meet with owners and property teams by phone and video. Clients include Coral Rock Development Group and Terra Group.

What we handle through the year

Every deadline on one calendar
Certification windows, the March 1 county exemption filing, the yearly release of new income limits and our own review dates all go onto a single schedule for your property. It arrives when our work begins, and we revise it whenever a date moves.
Quarterly rent roll reviews
We compare the rents charged on set-aside units against the current published limits. Small overages caught early are simple to correct.
Resident file spot checks
We sample tenant files for complete income documentation and signed certifications. Gaps are listed by unit so your leasing team knows exactly what to collect.
Annual limit updates
When new rent and income limits are released, we tell you what changed and which units it affects, with a plain summary your staff can use at the leasing desk.
Filing handoffs
When a filing season comes around, your files are already in order. That makes our annual recertification and County DR-504AFH filing work faster and calmer.
Staff questions
New leasing staff can reach us by phone with questions about set-aside units or income documents, so mistakes are less likely to reach a lease.

Signs your property needs steady compliance help

  • Filing season feels like a scramble

If every certification turns into a hunt for missing pay stubs and old leases, the files are not being kept current between deadlines.

  • Leasing staff have turned over

New staff may not know which units are set aside or how income must be documented. That knowledge needs a written home.

  • Rents were raised without a limit check

A routine rent increase can push a set-aside unit above the allowed figure. One unit out of line can complicate the whole exemption.

  • You hold more than one qualifying property

Separate properties often run on separate calendars. Keeping them straight takes a single schedule and someone watching it.

  • You are unsure when the next deadline is

If nobody on your team can name the next filing date with confidence, that is the clearest sign of all.

What the fee depends on

We price every property on its own, based on how much work it needs and the state it is in, not a fixed rate sheet. The fee is written down before work starts and stays put unless you change the scope. During the first call, a free savings estimate shows the exemption's value so you can compare it with the cost of protecting it.

How many units are set aside

Each additional qualifying unit adds files and rents to review every quarter.

State of the existing files

Complete, orderly records call for less setup work than files with gaps that must be rebuilt.

How many properties you hold

Multiple properties can run on one shared calendar and review cycle, which keeps the effort lean.

How often we review

A quarterly rhythm fits most properties. During a heavy lease-up, monthly checks may make sense for a while.

How the work runs

  1. 1

    Free eligibility check by phone

We open with a conversation about the property, how many units are set aside and the current status of your exemption. Before you commit to anything, you will know whether year-round support is worth it for you.

  2. 2

    Baseline file review

We review your current rent roll and a sample of resident files. You receive a written summary of what is in order and what needs attention, sorted by priority.

  3. 3

    Calendar set for the year

We send your compliance calendar with every review date and filing deadline for the year. You know in advance when we will need documents and when you will hear from us.

  4. 4

    Quarterly reviews and notes

Each quarter we check rents and files, then send a short written note. If a date or requirement changes, we update the calendar and tell you the same week.

Questions about ongoing compliance support

Isn't the exemption settled once it is approved?

No. Under the Live Local Act the exemption has to be supported each year, with current certification and a fresh county filing. Rents and resident incomes must stay within the limits in between, which is what ongoing support watches.

How will we know what you are doing between filings?

You get a calendar at the start and a written note after every scheduled review. If a deadline moves or we find a problem, we tell you right away and adjust the calendar.

Will you coordinate with the firm that manages our property?

Yes. Day to day, we usually talk with the leasing office and the management team, since they keep the resident files. Owners receive the same written notes, so both sides work from one record and nothing gets lost between them.

We're already mid-year. Is it too late to bring you in?

Not at all. The first step is still a look at your current rent roll and resident files, and the calendar runs from the day our work begins. When a filing date is already near, it moves to the top of the list, and we give you an honest read on the time it needs.

Is this different from annual recertification?

Annual recertification is the yearly filing itself. Ongoing compliance support is the steady work between filings that keeps your files ready, so recertification goes smoothly.
