Resident Income Verification in Jupiter
We check and document the income of residents in your set-aside units, so each affordable unit claimed for the Live Local Act exemption is backed by a complete file. You get a dated schedule at the start and a note from us whenever something moves.
The files behind every exempt unit
The Live Local Act exemption is claimed unit by unit. A unit counts only if the people living in it fall within the income limit for its tier, and the rent stays within the matching cap. Resident income verification is the work of proving that, one tenant file at a time.
We gather the income documents for each qualifying unit, compare them against the current limits for Palm Beach or Martin County, and assemble a certification file your team can stand behind. Coral Rock Development Group and Terra Group are among our clients.
Timing matters as much as accuracy here. Verified files feed directly into FHFC certification and the county DR-504AFH filing, so we build the verification schedule backward from those dates and tell you early if a file is running behind.

What the work covers
- 01
Unit-by-unit income review
We read pay stubs, employer statements, benefit letters and asset records for each adult in a set-aside unit. Totals are annualized the same way for every file, so numbers line up across the property.
- 02
Limit and rent cap matching
Each unit is checked against the published income limit and rent cap for its tier. If a unit sits near a threshold, we flag it before it reaches a filing.
- 03
Signed certification files
Every file closes with a tenant income certification and the supporting documents behind it, ordered the way a reviewer expects to see them.
- 04
A working calendar
You receive a schedule showing when documents are due from your leasing team, when we review them and when files are complete. If a date shifts, we send the revised one rather than letting it slide quietly.
- 05
Exception notes
Where a file cannot be completed, we explain why in plain terms and list what would resolve it, so you can decide whether to keep that unit in the claim.
Questions about Resident Income Verification?
Call(561) 786-4103Signs your income files need attention
Leasing kept the forms, not the proof
A signed certification without the pay stubs or letters behind it is hard to defend. We rebuild the support while residents are still easy to reach.
Limits changed since move-in
Income limits are updated each year. Files certified against last year's numbers may need a fresh look before you claim those units again.
The filing date is close and files are scattered
If documents sit across several inboxes and binders, the March 1 county deadline can arrive faster than expected. An honest timeline early beats a rushed one later.
Turnover in set-aside units
New residents in affordable units need their own verification. A few move-ins mid-year can quietly change how many units qualify.
No one owns the process
When income checks fall between property management and accounting, gaps appear. We give the work a single owner and a written schedule.
How a verification cycle runs
- 1
Free eligibility check
We start by phone or video, look at your unit mix and set-aside tiers, and tell you which units appear to need verification and how long that should realistically take.
- 2
Document request and schedule
We send your leasing team a clear list of what each file needs, with due dates set back from your FHFC and county deadlines.
- 3
Review and follow-up
We review files as they arrive, not all at the end. Missing items go back to your team in short batches, with a running status you can check at any point.
- 4
Completed files and summary
You receive finished certification files and a one-page summary of qualifying units by tier, ready for your FHFC Certification Filing and County DR-504AFH Filing.
What shapes the fee
Our fee reflects the actual work in your files, not a flat guess. We walk through these factors on the first call and give you a written estimate before any review begins. If it helps your decision, we can add a free savings estimate, which sets the likely value of the exemption beside the cost of preparing the files.
- Number of set-aside units
- More qualifying units means more files to review and certify. Properties well above the minimum unit count take longer than those near it.
- Condition of existing records
- Complete, organized files move quickly. Missing documents or older certifications that need rebuilding add follow-up time.
- Income complexity
- Self-employment, multiple jobs, irregular hours and assets take more careful annualizing than a single salaried earner.
- Time before the deadline
- Starting months ahead lets us spread the work evenly. A compressed window means more hours in fewer weeks.
What clients ask before verification starts
Are market-rate units part of the income review?
No. Income verification applies only to the units you claim as affordable for the exemption. Residents in market-rate units are not asked for documents. We settle which units belong in the count during the eligibility check.
How long does a full verification take?
It depends on unit count and how complete your records are. A well-organized property can move in a few weeks, while one with gaps takes longer. We give you a realistic date at the start and update it if your documents arrive later than planned.
What documents do residents usually need to provide?
Typically recent pay stubs or an employer statement, benefit award letters if they apply, and records of assets such as bank accounts. We give your leasing team a checklist so residents are asked once, clearly.
What happens if a resident's income is over the limit?
That unit simply may not qualify for its tier that year. We note it, show you how it affects your unit count, and you decide how to proceed before anything is filed.
Do you meet with residents directly?
We usually work through your property management team, who already know the residents. We review documents at our office or go over questions with your staff by phone and video.
Can you handle this every year?
Yes. Many clients pair it with our Annual Recertification and Ongoing Compliance Support services, so verification starts on the same calendar each year.
